According to the Bulgarian Constitution, while foreign individuals can buy buildings, only Bulgarian resident individuals and entities (businesses or organisations) can own land. This is expected to change in the next couple of years - but what it means today is that foreign nationals wishing to invest in real estate properties with land will need to register a Bulgaria based company which can then buy and own any amount of land and any number of properties. This historic restriction is one of the reasons why property in Bulgaria is so competitively priced compared with the rest of Europe
